The original reclaimed island and still the emirate's highest price-per-sqft residential address. Almost entirely built out; new supply is limited to the trunk and Palm West Beach.

The methodology
Six weighted inputs, recalculated whenever a registry filing or a verified review changes.
License status, project permits, escrow filings and construction updates pulled from DLD, RERA and ADRA.
Reviews only count once a Title Deed, Oqood or SPA has been checked by a human. Weight follows document strength.
Handover speed 25%, construction quality 20%, escrow compliance 20%, service 15%, regulatory standing 15%, review volume 5%.
Platinum at 85 and above, then Gold, Silver, Bronze, and Red Flag below 40 where delay or default risk is material.
Standings
Ranked by the six-parameter scoring engine.
Pull up the permit, the escrow bank, the construction reading and the handover slip in one place — then decide.
